| Job Description: The Facilities Manager is primarily responsible for acting as trades coordinator for maintenance emergency requests, overseeing maintenance work order modifications and contracted repair work assignments. The Facilities Manager must make sure all pertinent maters of the signed contracts as well as safety concerns are in place prior to the start of a construction project. The Facilities Manager will oversee the functions of the Facility Liaisons; the general trade areas of contractors and corporation staff, review and monitor the performances of same; oversee the sign-off of contracted work before processing of final payment is authorized. • Be able to evaluate construction quality; maintain working knowledge of general conditions, work scope and specifications of project. • Status report writing. • Basic knowledge of hand held communication devices. • Read and understand construction plans and specifications. • Proactively communicate information to architects, subs, and vendors to enable them to work toward the successful completion of the project as scheduled. • Familiar with any local Department of Building laws or codes that may affect the work of the project. • Intermediate computer knowledge is required. Experience working with Microsoft Office Applications, Asset Management Software, Digital Photography Software, Standard Query Language. Job Requirements: • Appointees will be required to possess a driver's license valid in New York, as it is necessary to travel to perform essential duties of the position. • Appropriate Certificate of Fitness (F24) from FDNY. • Associate Degree, plus 6 years minimum experience in building management; and a earned Certification in Construction / Facilities Management preferred or a bachelor's degree in a related field from a four-year college or university; plus 6 years minimum experience in a building management position. Must have a working knowledge of materials, methods, and the tools involved in the construction of buildings; must possess and apply comprehensive knowledge of principles, practices, and procedures in this area of specification.
