Responsibilities

Primary Responsibility:
Americold has an opportunity for an experienced Procurement Manager. The successful candidate will be leading the Global construction contracting effort through all phases: outreach, source/market survey, solicitation, selection, award, administration, and closeout. This position will align with corporate sourcing group to align and meet all corporate standards. It will include, but is not limited to:
• Own and drive Global Development cost goals
• Support early project development in evaluating risks and selecting the best Contracting method for the projects using Best Practices and Industry experience.
• Role model our standard business procedures to ensure compliance with corporate fiscal, legal, environmental and risk management policies in order to minimize and limit corporate liability, manage risk, and optimize value.
• Maintain a historical database of cost for all development vendors (GC's, AC's, etc.), and benchmark to Industry sources to ensure competitiveness.
• Utilize industry expertise to generate and coach others on creating clear, concise and contractually enforceable contract documents.
• Generate and develop key project metrics: Cost, Time to Market, On-time Delivery, Supplier support efficiency, etc.
• Forming and managing relationships with contractors around procurement of long lead time items where negotiation around delivery and line positions are focus
• Implement and Track Master Agreements and Project Agreements

Essential Functions:
• Establish Consistent Contracting and Selection Methods using analytical tools that weigh multiple criteria in importance and assign values to key areas
• Managing all Purchase Requisitions (PRs), Contracts and Purchase Orders (POs) created
• Possessing exemplary documentation management skills of proposals, quotes, & score carding
• Support the contractual claims process and coach teams through the examination of entitlement for active claims and assist in developing proactive claims resolution and prevention tactics.
• Ensuring all transaction associated with the POs, i.e., good received, invoice received, etc., are performed in a timely manner during the Construction and Automation Phase of a project.
• Creating various reports on all PRs, POs as needed.
• Coordinate with New Vendors, Risk Management, and Accounts Payable to ensure new vendors are properly setup in SAP.
• Coordinate with Project Controls, Accounts Payable, and Treasury to ensure vendors are paid in a timely manner, i.e., within their required Net Terms.
• Coordinate with Accounts Payable to ensure existing vendor information is updated in the system.
• Support PM with key purchases made during the Construction and Automation Phase.
• Support audits as required
• Attend events, shows, and exhibitions to network with vendors and view new products.

Qualifications

Qualifications & Experience:

• More than 10 years' post graduate construction experience with a demonstrable track history in Construction Procurement and Contracts Management, preferably in automated warehousing or industrial facilities construction, and a firm understanding of contracts law.
• Strong commercial background and understanding of AE, GC, and other Construction Services suppliers cost structures. An RICS Chartered Quantity Surveyor certification would be beneficial.
• Demonstrable experience in Contract Management and a firm understanding and use/ enforcement of Contracts legal principles.
• Experience in managing to the Contract and providing direction to Project Managers, Engineers, Architects, and other Owner-personnel on contract management issues (i.e., "what the Contract says") required.
• Strong background in establishing clear and applicable bid formats, and detailed bid evaluations (i.e., Comparison of Quotations) for Contract Services.
• Has worked on both sides of the table - represented Contractor and Owner interests in contracting, change management, and negotiations - knows where contractor can tend to expand profitability in extraneous cost items.

Knowledge & Employment Standards:

• Knowledge of industry and experience managing a variety of delivery methods - ability to lead a project team in defining risk and developing the appropriate contracting and compensation approach.
• Preference on large-scale projects - sourcing, managing and administering contracts >$100M USD portfolio) Commercial characteristics - thorough knowledge of soliciting, evaluating, and negotiating commercial construction proposals; BOQ, SOR, prelims, labor, fees, and analysis of same to derive the best-value for your employer.
• Experience leading Risk Analysis of projects and contracts is desired.
• Understanding industry standard forms of contract, and experience in claims proceedings, arbitration, mediation, and or litigation preparation is a plus.
• Understanding of industry standard forms of contract, especially in Design Build and GMP deliveries.
• Familiarity with major GC/construction companies and AC/automation contractors - OEM and integrators
• Deep understanding of all industrial construction positions, processes and tools required to have an effective schedule understanding
• Candidate will have a demonstrated ability to work in a corporate environment and navigate the challenges associated a growing portfolio
• Demonstrated ability to create processes and tools to enable efficient delivery of work product.
• Effectively communicates technical information and complex ideas.
• Demonstrates strong public speaking skills both in prepared presentations & impromptu speaking
• Demonstrates professionalism (e.g., cooperation, courtesy, assertiveness, and non-defensiveness, accepting constructive criticism, and maintaining confidences).
• Effectively handles stressful situations (resolving conflicts and meeting deadlines).
• Ability to communicate professionally, both written and verbally with individuals at all levels of the organization, external contacts, vendors and potential customers.
• Demonstrates a results-based leadership style and strong problem-solving and resolution skills.
• Progressive, flexible and team-oriented approach desired.
• Demonstrates uncompromising level of integrity and code of ethics and maintain a high degree of confidentiality.
• Sound research and networking skills.
• Strong knowledge of Microsoft applications to include Project, Excel, Word, PowerPoint, Visio and SharePoint (and other process documentation tools).
• Strong global warehousing market knowledge preferred
• Strong written and verbal communication skills with the ability to interact comfortably with senior level business contacts.
• Strong organizational, construction preconstruction and analytical skills.
• Must be able to work flexible hours based on business needs.
• Must be able to commute to our corporate office, our field management, and warehouse associates
• Willing to travel to any of Americold's locations, expenses paid by the company
